Leasing & Property Management

Initial Inspection of the Property

A friendly and experienced real estate manager will inspect your property and advise regarding needed repairs, suggested leasing price and terms and answer any questions you might pose.

Make-Ready / Repairs

L&L Property Management works with many vendors in the local area and will assist you in getting your property ready for realizing the best lease values. We order all repairs and inspect upon completion before a check is disbursed to the contractor.

Security

We place lock boxes on unoccupied properties to ensure secure availability for showing. We will also advise you of security features that may enhance and safe guard your property.

Marketing

We will market your property through various media, MLS listings and perhaps as a featured property on our web site.

Qualifying Tenants

Each prospective tenant completes our lease application prior to being shown properties. We ensure they have the income to pay the required deposits and monthly lease, along with meeting the terms of the lease. Credit and Criminal background checks are required.

Inspections

An experienced property manager will complete both move-in and move-out inspections of your property to ensure the property maintains a quality appearance and remains in good repair. Under our property management services, a full inspection of all properties is done every ninety (90) days.

Signing Leases

Our property manager ensures tenants sign a lease document and will highlight the terms and expectations of the lease.

Lease Renewals

With-in 30-60 days prior to lease expiration, we contact leasees to learn of their intentions for lease renewal. If their intention is not to renew, we get a heads up on marketing the property for a new tenant.

Collections

If a tenant is not keeping up with the financial terms of the lease, L&L Property will manage the collections for past due amounts.

Evictions

In rare instances when tenants are not abiding by leasing terms, we take care of the paper work process for property evictions.

Administrative

As your property manager, L&L Property Management takes care of all administrative processes. We pay bills, ensure vacant properties are protected during cold and inclement weather. We ensure hedges are trimmed, grass is mowed and any other normal maintenance is done.

Accounting

We provide quarterly accounting of amounts collected and expenditures.

L&L Property Management has expertise in the necessary requirements and paperwork for Section 8 applicants.

Code Compliance (Awareness)

During our inspections, L&L Property Management makes owners aware of possible code violations.

Collecting and disbursing rent

We collect the rent for you, and send the check to you.
